Generally speaking, we are willing and able to serve the entire Front Range from Fort Collins to the Springs. We see a lot of opportunities in the Northern Colorado market with CRE development continuing to grow in Fort Collins, Greeley, and Loveland. There is also a lot of opportunity for potential investor-owner clients in Colorado Springs
We have experience and expertise in retail, office, and light industrial asset classes. We do not work in the residential space. With office market constraints in the region, and a boom in light and small-bay industrial, we imagine we will see a shift from office to industrial management demand.
We are taking a three-pronged approach: 1. Building Our Referral Network: We are establishing connections with potential bi-lateral referral partners such as CRE brokers, CRE attorneys, insurance providers, title companies, and other vendors. 2.Direct Owner Contact: We are outreaching directly to commercial property owners to establish relationships and build business. 3.Existing Owner Investor Clients: Some of our existing clients from the Chicagoland market have interest in exploring Colorado investment deals, now having an established partner positioned to manage Colorado assets.
Third-party property management is the hiring of an independent, external company or licensed contractor to handle the day-to-day operations of a real estate asset. Contracted through a Property Management Agreement, a third-party management company does not own any percentage of the real estate asset.
NNN Leases (or Triple Net Leases) are lease agreements in which the tenant pays for their pro rata share of property taxes, property insurance, and applicable common area maintenance expenses
A gross lease is when a Tenant pays the landlord a fixed amount each month. Tenants on a gross lease may still be subject to other expenses such gas, electric and water.
Rent collection, bill pay, bookkeeping, tenant relations, lease administration, maintenance and vendor coordination and oversight, site inspections, budgets, monthly financial reports, and NNN reconciliations.
If a Tenant enters a maintenance request through the online portal, the designated Property Manager (PM) will receive it via email, and it will also show on their dashboard. From there, the PM will confirm responsibility per the lease agreement. If the request is a landlord responsibility, the PM can either complete the work and close out the ticket or assign it to a vendor while providing status updates to the Tenant along the way. PMs can also enter maintenance requests and common examples of this would include routine maintenance such as gutter cleaning, HVAC preventative maintenance, and sanitary jetting.
